Katy is one of the Houston area’s most popular suburbs, out to the west along I-10. It’s especially loved by families for its well-regarded schools, master-planned communities, and abundance of newer homes, all with more space and amenities than you’ll typically find closer in.

At a glance

  • Location: West of Houston along the Katy Freeway (I-10), spanning parts of three counties.
  • Character: Master-planned communities and new construction, plus a small historic downtown.
  • Vibe: Family-focused, suburban, amenity-rich.
  • Best for: Families prioritizing schools, new homes, and space.

A bit of history

Katy grew up as a rice-farming town, and that heritage still shows in its historic downtown and local traditions. Over the past few decades it has become one of the fastest-growing suburbs in the region, with large master-planned communities built out around the original town.

Homes in Katy

Katy is defined by its master-planned communities: think Cinco Ranch, Cross Creek Ranch, and many others, offering newer single-family homes with community pools, trails, parks, and amenity centers. You’ll find everything from starter homes to large family houses, and new construction is plentiful, which appeals to buyers who want a move-in-ready home with warranties.

Life in Katy

The area is built for family life, with abundant retail, dining, and recreation:

  • Katy Mills and LaCenterra at Cinco Ranch anchor shopping and dining.
  • Master-planned communities come with their own parks, pools, and trail systems.
  • Historic downtown Katy keeps a small-town feel with local shops and events.

Getting around

Katy sits along I-10, with the Grand Parkway (99) and Westpark Tollway providing additional routes. The Energy Corridor is a relatively easy commute; downtown is farther out, so it’s worth mapping your specific commute before you buy.

Schools

Much of Katy is served by Katy ISD, which is widely regarded and a major reason families choose the area, though parts of “Katy” fall into other districts. Since attendance zones and ratings change, always confirm the district and zone for a specific address; I can help you verify.

A few things to keep in mind

  • “Katy” is big. The name covers a wide area across multiple counties and school districts, the right zone matters a lot.
  • Commute distance. It’s convenient to the west side but farther from downtown and the Medical Center; test your drive at rush hour.
  • HOA and community rules. Master-planned living comes with dues and guidelines, so know them before you commit.
