The Heights
Updated July 2026
View The Heights on Google Maps →The Heights is one of Houston’s most-loved historic neighborhoods, just northwest of downtown. Tree-lined streets, early-1900s bungalows, and genuinely walkable shopping districts give it a character you don’t find in many parts of the city. Old-Houston charm is layered with a lively modern food and boutique scene. It’s the kind of place people tend to fall for on their first walk down Heights Boulevard.
At a glance
- Location: Just northwest of downtown, inside the 610 Loop.
- Character: Historic bungalows and cottages alongside newer townhomes and renovations.
- Vibe: Walkable, neighborly, design-conscious, food-forward.
- Best for: Buyers who want character, walkability, and an inside-the-loop location.
A neighborhood with real history
The Heights began in the 1890s as one of Houston’s first planned communities, a streetcar suburb laid out on a grid, with grand Heights Boulevard and its tree-lined esplanade running through the middle. That history is still visible today in the craftsman bungalows, Victorian cottages, and the boulevard’s public art and green space. Parts of the Heights are designated historic districts with preservation guidelines, which help protect the neighborhood’s look and feel.
Homes in The Heights
The housing stock is unusually varied, which is part of the appeal. You’ll find restored 1920s bungalows, larger historic homes, new-construction single-family houses, and modern townhomes, sometimes on the same block. That range means prices and styles vary widely, and knowing the individual streets and pockets makes a real difference. Many of the historic homes have been beautifully updated; others are priced for a buyer who wants to renovate.
Life in The Heights
This is one of the few Houston neighborhoods where you can genuinely run errands and grab dinner on foot.
- 19th Street is the classic Heights main street: boutiques, antique shops, and restaurants in a walkable stretch.
- Heights Mercantile and the White Oak / Studewood corridors add popular restaurants, coffee shops, and bars.
- Weekend farmers markets and neighborhood events give it a real community feel.
Parks and the outdoors
The Heights Hike & Bike Trail follows a former rail line through the neighborhood and connects into Houston’s wider greenway network, so it’s easy to walk, run, or bike for miles. Smaller neighborhood parks, like the beloved castle-themed playground at Donovan Park and the gazebo at Marmion Park, are gathering spots for families.
Getting around
Downtown is only a few minutes away, and the neighborhood sits close to I-10 and the 610 Loop, which keeps commutes manageable to much of the city. The nearby Washington Avenue corridor adds even more dining and nightlife within easy reach.
Schools
The Heights is served by the Houston Independent School District, along with a number of private and charter options nearby. Attendance zones and school ratings change, so if schools are a priority, it’s worth confirming the current zone for any specific address, I’m happy to help you check.
A few things to keep in mind
- Historic-district rules. If you plan to renovate or add on, understand the preservation guidelines that apply to your street before you buy.
- Older homes. Character comes with age, so budget for inspections and potential updates on unrenovated properties.
- Flood history. As with much of Houston, flood risk varies by property. Always check the flood zone and history for a specific home.
