Selling "for sale by owner" (FSBO) is a real option, and plenty of Houston owners consider it to save on commission. Here's an honest look at what it involves, and how I can help even if you decide to go it alone.
What selling on your own means
When you sell without an agent, these all become your job:
- Pricing it right. Setting a price from real comparable sales, not a guess or a Zestimate.
- Marketing and exposure. Photos, listing copy, and getting in front of enough buyers (most of whom search the MLS through their own agents).
- Showings and screening. Scheduling tours and making sure the people walking through your home are qualified, and safe.
- Negotiation. Handling offers, counteroffers, repair requests, and appraisal or financing issues.
- Paperwork and deadlines. Contracts, disclosures, options, and coordinating the close.
Where FSBO sellers most often lose money
- Mispricing. Underpricing leaves money on the table; overpricing means the home sits and later sells for less. This is the single most common, and most expensive, FSBO mistake.
- Limited exposure. Fewer buyers see the home, which weakens your negotiating position.
- Disclosure and liability gaps. Missing or incorrect paperwork can create legal exposure after the sale.
- Time and stress. Fielding calls, hosting showings, and chasing paperwork is a real job on top of your own.
Texas paperwork you're responsible for
Texas sellers have specific legal obligations, most notably the Seller's Disclosure Notice required under the Texas Property Code, which tells buyers about the home's known condition. Getting these documents right protects you from disputes down the road. If you sell on your own, this is on you to complete correctly.
